I’ve been negotiating short sales in Florida since 2007 and have successfully worked with virtually every major lender in the U.S. as well as most of the smaller community lenders in the state. In fact, I’ve probably worked with your lender many times already. To effectively market a property for a short sale, it must be priced correctly. The price must be competitive with respect to the other properties on the market, but it must also be priced within the range of what the lender is going to feel the property is currently worth in today’s market. It is critical to this process to have a thorough understanding of how the lender determines valuation on the property. If you don’t, odds are high that the property will either not sell because it was priced too high, or the lender won’t accept an offer because it was priced too low. Our experience has provided us a great deal of insight into lender valuation practices, which we use to your advantage.

We are experts at Negotiations

The key to completing a successful short sale is not in getting an offer on the property – the key is getting the lender to accept the offer we have on the property. Most realtors are very good at selling houses – that is what they do. We are very good at negotiating with lenders – that is what we do. With the explosion in short sale activity over the last few years, many self-proclaimed ‘short sale experts’ have emerged. To put it simply, the only way to earn this title is though a great deal of experience and repetition – attending a seminar, buying the book-on-tape, or working on 3-4 short sales simply won’t provide someone with the knowledge required to consistently deliver successful results. The short sale process is a dynamic one that is being constantly modified by the lenders. What worked just few months ago might not necessarily work now. We work with 30 to 40 of short sales in Florida each year and fully understand what must be done to have them successfully approved. We know the lenders, we know who to talk to and we know what they want to hear. We also know how large a discount on the mortgage balance most lenders and investors are willing to accept. This is often the difference between success and failure in getting a short sale approved. Most lender negotiators have far more active short sale files than they can handle – many offers simply won’t get the attention they require and will not be approved. We already have contacts with most lenders that have worked with us in the past – we are able to use these relationships to your advantage and make sure that your file gets the serious consideration it deserves.
